The client had ice damming on his roof a few years before, but never thought anything more about it.  Now, he is selling his home and the buyer’s home inspection found mold like substance on the attic sheathing and rafters.  This certainly could affect the home selling process for the homeowner. He didn’t want the sale of his home to fall through, therefore he reached out to Alliance to get an estimate for the repair.

Solution:

Alliance Restoration, Inc. sent out an estimator for an onsite assessment of the attic area. Pictures and measurements of the affected area were taken and used in preparing an estimate for the client.  While onsite our estimator noticed some possible venting issues (Bathroom fan not vented properly) that may have contributed to the problem. We provided a referral for a venting specialist to have this accessed.  The homeowner hired the venting specialist to make all necessary corrections prior to the start of our project.

On the first day, we set up a containment system to help protect the other areas of the home from contamination, installed a protective barrier over the attic insulation, and performed our traditional mold remediation process.  This process includes Hepa vacuuming, sanitizing, and coating the affected area.  We installed new baffles where necessary and pulled back any insulation that was covering the existing soffit vents.

Problem: 

Kristin and her husband were buying a home from her father in law that had been in the family for a long time. Even though it was a family to family transaction they did their due diligence and had a home inspection.  The inspection report noted that there were several items that needed to be addressed. The crawlspace had visible mold and a foundation crack. She knew that water intrusion had been an issue in the past and wanted to make sure that it would not be in the future. They wanted the issues corrected prior to moving into the home.

Solution:

Alliance reviewed the home inspection report along with any pictures that were provided prior to sending an estimator out to the home for an assessment. Our estimator met with the potential homeowners and discussed the situation. He then went into the crawlspace and basement areas and took pictures and measurements of the areas that needed remediation.  During our assessment it was discovered that there were visible signs of additional water damage in the basement area. It was discussed with the homeowners and agreed that we would include that work into our project estimate as well.

Alliance prepared an estimate for cleaning up the Crawlspace, repairing the foundation crack, installing the Whitecap Premium crawlspace liner to the floor and walls, and applying Spray foam insulation to the rim joist area at the top of the foundation.  Basement clean up work was also quoted. This portion included removing and disposing of damaged drywall and paneling, sanitizing the framing and floor, and repairing another foundation crack.

Kristin accepted our proposal for work and it was scheduled for a few days after her closing.

Alliance performed work (crack repair and mold remediation) on our new home in early March, the week before we moved in – there were known foundation cracks, and the inspection also revealed a small amount of mold. Chris had noticed a mold like substance growing on the rafters and plywood sheeting in his attic. He was worried that because his attic was so low that it would be very difficult to move around and do the work. Chris called us for an estimate and we went out there and told him that was no problem.

Solution:

The Alliance Restoration crew set up a containment, and within that area they mechanically agitated and HEPA vacuumed the attic area. After this was completed the EPA registered sanitizer was applied. From there we applied the mold resistant coating to make sure that the mold would not return in the future. The customer noticed that she had multiple issues that needed to be addressed. She had mold growth on her basement walls, ceiling, and floor due to a previous basement flooding. Flooding causes the moisture in organic materials in a basement (i.e. carpet & ceiling tile) to allow the germination of mold spores. This caused major concern because of the certain health and environmental risks attached to mold. Through further examination, it was also discovered that there were several foundation cracks that needed repair. Christine had a couple of issues on her hands would be a headache for any homeowner. Christine knew that the first step to getting rid of these issues would be to seek professional help.

Solution:

Christine began to search for reputable companies that could properly resolve her mold and foundation issues. After meeting with project managers, she decided to go with Alliance. In the presentation Christine believed that Alliance was more qualified to handle this project. In accordance with a remediation plan written by an IEP, Alliance set up containment moved the personal belongings to the center of the room, remediated the mold, applied a stain remover to heavily stained areas, sanitized and coated the area. The carpet and padding from the storage room was also removed, disposed of, and then that area was remediated too. The crew also removed and disposed of plastic pvc pipe from the perimeter of the space and repaired two foundation cracks. Christine was satisfied that Alliance went to great lengths to ensure the mold and foundation issues were resolved.
