Black mold in attic sheathing and rafters before mold remediation services in Village of Lakewood, IL

Attic Mold Remediation – Village of Lakewood, IL 60014

Customer Name:

Michael K.

Problem:

An Alliance Restoration client had ice damming on his roof a few years, but never thought that it would result in mold growth in the attic sheathing and rafters.  When he decided to sell his home and the buyer’s home inspection found a mold like substance during an attic mold inspection, it became clear that this could affect the home selling process. Our client didn’t want the sale of his home to fall through and he reached out to our home mold removal company to get an estimate for the repair.

Solution:

Alliance Restoration, Inc. provided an on-site assessment of the attic area and offered an estimate for attic mold removal and remediation services. We took pictures and measurements of the affected attic area and used them to inform our client about the work that was necessary to resolve the mold problem.  Our estimator noticed some possible venting issues during the attic mold inspection that may have contributed to the problem. For one the bathroom fan was not vented properly. We provided a referral for a venting specialist and recommended that fanning and venting throughout the home should be accessed.  The homeowner hired the venting specialist to make all necessary corrections prior to the start of our mold remediation project.

We set up a containment system to help protect other areas of the home from contamination and installed a protective barrier over the attic insulation. We then began our traditional mold remediation process which includes HEPA vacuuming, sanitizing, and coating the mold affected areas as well as making corrective adjustments to air flow to control humidity and moisture. We installed new baffles so air would flow through the attic rafters properly and pulled back any insulation that was covering the existing soffit vents so hot and humid air could exit through the roof vents and control the moisture level in the attic space.

wet, moldy basement and crawl space before mold remediation and waterproofing services in Brookfield, IL.

Crawl Space & Basement Waterproofing – Brookfield, IL 60513

Customer Name:

Kristin H.

Problem:

Kristin and her husband were buying a home from her father in law that had been in the family for a long time. Even though it was a family to family transaction they did their due diligence and had a home inspection.  The inspection report noted that there were several items that needed to be addressed. There was visible mold and a basement foundation crack in the wall. They wanted basement waterproofing and mold removal issues corrected prior to moving into the home. To prevent future water intrusion they needed a professional crawl space and restoration company to repair the basement wall crack and address crawl space mold remediation as soon as possible.

Solution:

Alliance Restoration reviewed the home inspection report along with any pictures that were provided prior to sending an estimator out to the home for an assessment. Our estimator met with the potential homeowners and discussed the details surrounding crawl space mold removal and foundation wall crack repair. He took pictures and measurements of the specific areas of the crawl space and basement that needed mold remediation services.  We discovered visible signs of additional water damage in the basement during our assessment. It was discussed with the homeowners and agreed that we would extend our work to include basement waterproofing into our project estimate as well.

Alliance prepared an estimate for crawl space clean up, foundation crack repair, and basement clean up work. The quote included installing Whitecap Premium crawl space liner to the floor and walls, applying spray foam insulation to the rim joist area at the top of the foundation, removing and disposing of damaged drywall and paneling, and sanitizing the framing and floor.

Kristin accepted our proposal for work and it was scheduled for a few days after her closing.

Any Quotes from the homeowner:

“We couldn’t be happier! Alliance performed work (crack repair and mold remediation) on our new home in early March, the week before we moved in – there were known foundation cracks, and the inspection also revealed a small amount of mold. From the first phone call, to the initial eval and quote, to the completion of work – everything was timely and professional. We elected to have them gut the small lower level (of our tri-level home), and are thankful we did – rotten floorboards and an additional crack were discovered. We were called and consulted prior to them doing some additional work that was required. The cracks were repaired, the containment process was excellent, and the work area was completely cleared of debris and was left tidy when they were finished. Then, all we had to do was wait for some torrential rain to see if the repairs worked! It is now June, and we’ve had 2 days of heavy rain – the type of rain that previously caused there to be water all over the lower level (this home was known to us for several years prior to purchase from a family member). I’m so thrilled to report that although our side yard is a lake (which normally meant that so was the basement), our basement is completely dry! Not a drop. We are so happy that we feel safe finishing the lower level now and have some wonderful additional living and storage space. The cost for repair was 100% worth it. Thank you so much for everything!”

roof rafters and beams in Highland Park, IL before an attic mold remediation

Attic Mold Remediation – Highland Park, IL 60040

Page Title:

Attic Mold Remediation, Highland Park, IL

Customer Name:

Kristen & Scott K.

Problem:

The clients noticed water staining on the 2nd floor ceiling of their home. This caused the clients to be concerned and seek a professional opinion from a contractor about repairs. It was determined that the wet ceiling problem was coming from the attic space. Attics aren’t the most occupied space in a home, so this wasn’t something uncommon. There was an attic fan present and running, but no soffit vents were present to increase the airflow. Poor ventilation and airflow caused the insulation to become saturated with moisture, which led to the water staining on the ceiling and mold growth in the attic. Kristen and Scott knew at this point they needed mold removal services and contacted a professional attic mold remediation company to come in to fix this problem.

Solution:

The clients needed solid options for effective mold removal in the attic so they began to seek out professionals they could trust for mold remediation. After meeting with Alliance Restoration’s project managers they agreed to work with us. They believed in the brand, trusted our ACAC certified mold services, and believed our project manager could orchestrate a successful attic mold remediation. It is important to understand that, before mold remediation can begin, all water issues must be resolved. Alliance removed and discarded all of the wet insulation and performed mold remediation under containment. The clients were thoroughly pleased to see the results. They were also given the peace of mind that their attic was now a clean and healthy space again.

Anything interesting with the project?

  1. The homeowners requested that we set up our containment system from the attic scuttle on the 2nd floor all the way down the stairs out the front door.
  2. There was both pre and post mold testing done in the space.
  3. The homeowner requested that we apply the mold resistant coating to the attic floor after the insulation removal as well.

Any Quotes from the homeowner:

The homeowner shared with us that the testing company stated that “the attic was clean enough to eat off of” after they had been there to do the post testing.

Alliance was extremely professional and did a wonderful job explaining in detail exactly what would be done. They were extremely careful at making sure that they removed the mold and our insulation without compromising the rest of our house. Their employees were extremely prompt, polite and knowledgeable. We had an outside company test once Alliance was done and the mold was successfully removed the first time. We would highly recommend them.” Kristen & Scott K.
